If you’re a buyer or investor...
In WA, once you’ve found a property, you make a written offer using an Offer & Acceptance (O&A) form. If the seller accepts, it becomes a legally binding contract, subject to any conditions you’ve included (such as finance or inspections). You’ll then work with your bank or broker and your settlement agent to finalise finance, transfer the title, and complete settlement. On settlement day, the property officially transfers into your name.
It’s not legally required, but in WA most sellers and their agents will look more favourably on offers with pre-approval. It shows you’re serious and ready to move quickly. Without it, there’s a higher risk of your finance not being approved within the timeframe, which can put your purchase at risk.
In WA you’ll need to budget for:
Stamp duty (transfer duty) - a government tax on property purchases
Settlement agent’s fees - for handling legal paperwork and title transfer
Building and pest inspection (optional but recommended)
Bank fees - loan application and mortgage registration fees
Council and water rates - adjusted at settlement so you pay your share
If buying strata (apartment or townhouse), also allow for strata levies and possible special levies. A good rule of thumb is to budget an extra 5% of the purchase price for these costs.
In WA, the deposit is negotiable but commonly 5–10% of the purchase price. It’s usually paid within a few days of the seller accepting your O&A. The deposit is held in the selling agent’s trust account until settlement, when it’s released to the seller.
